January 2008 Market Report for La Pine & Three Rivers South As February comes to an end it is time to see exactly what the real estate market in La Pine produced in the month of January.  The market is starting to move, buyers are able to travel easier than they did earlier.  If you are considering listing your home now may be a good time. La Pine has seen an improvement of offers being presented and sales closing.  Frame built homes saw 11 homes close escrow with 14 in pending status.  Manufactured homes had 5 sales and show 5 pending.  Land is showing movement we have not seen in a while there were no sales, but there are 10 pending sales.  We will be watching to see how those fair in the sale process.Three Rivers South excluding Crosswater, Caldera Springs and Vandevert Ranch shows one manufactured home sale and none in pending status.  Frame built homes did see better movement of properties with 11 homes pending and 5 sold homes.  Land sales in Three Rivers South show on sold property and 7 sales in escrow.There are great properties on the market in all of central oregon, for a complete list of properties please email or call we can customize a list that fits your wish list.Fame Built Homes La Pine January 2008Manufactured Homes La Pine January 2008Land La Pine January 2008Three Rivers South Fame Built Homes January 2008Three Rivers South Manufactured Homes January 2008Three Rivers South Land January 2008

The Book – It Saved My Bacon! We have all been warned, we all know how important the data on our computer is to us, but what do we do to protect ourselves?  A couple of weeks ago I headed to Dallas, Texas and prior to packing up the lap top, I plugged in my book, and hit back up entire system. Since my laptop is pretty close to capacity it takes a while to do a full and complete back up – I generally only have the system back up files that have been changed since my last back up.  When I am going to travel though, I create a full and complete back up and over write everything – I want one clean back up to make restoring a breeze.I have never had to use my back up – but there have been times in the past that I did not back up like this and some little gremlin would come in and destroy everything on my computer.  No back up meant I had to start everything over, had to recreate the wheel and years of hard work.Now, I back up all of my systems and do it regularly – and as is standard when you take precautions I have never needed my back up….. until this last week.  While in Texas I had a major malfunction – I was able to get my laptop back up and running and everything seemed great until yesterday – I lost it all… I hit the on button and nothing – I thought the lap top was dead – after 3 years of abuse it would not have surprised me – I was amazed – I found the rescue disk – installed and loaded my backup with the restore – a couple hours later I was up and running.  After completing a little maintenance the laptop is good as new – well maybe better – it has everything on it… my contacts, my programs, my documents and my photos – If you do not back up your system please do so, there are so many choices today that are so much more affordable, easy to store and easy to use.

Comet In Our Skies | Sunriver The Perfect Place To See It! It is not often we have the opportunity to see a comet, over the next couple weeks you will be able to see The Holmes comet. Earlier in the week you would have needed a telescope to see it. Now you can view it without a telescope.According to Lynn Carroll of the Sunriver Nature Center & Observatory it is not often that a comet will glow 1 million times brighter, but The Holmes Comet has done just that.The brightness of this comet is about the same as the stars in The Big Dipper. Because of the brightness, it can be seen even with the full moon we are currently experiencing. The Holmes Comet is orbiting between the path of Mars and Jupiter in the northeastern sky. Currently the comet looks like a big fuzzball according to Bob Grossfeld who is the director of Sunriver Observatory. This comet does not currently have a tail like the ones you may have seen in the past.The brightness this comet has shown was recorded 115 years ago, it is not known if it will grow brighter or dimmer over the next couple nights. The exciting part of this is if the weather holds, you can take a peek at this unusual event at the Sunriver Observatory. Tonight is the last regular night it is open, it will open for a few days around the holidays.If you are near Sunriver and would like to see The Holmes Comet up close and personal tonight is your night to go. The Sunriver Observatory will be open from 8 to 10 pm tonight you can use the telescopes to view Jupiter before it goes out ofsight for the evening as well as see the different constellations and The Holmes Comet.Not near Sunriver but want to see what is happening in space? Did You Get To See IT? The Lunar Eclipse That Is!! We were blessed with clear skies for the Lunar Eclipse tonight – athough my camera battery did die so you only get the begining of the eclipse – I thought I would share it with you. The next Lunar Eclipse for us is in December of 2010. central oregon offers great outdoor activities and having the opportunity to sip a hot cup of coffee and snap photos of this spectacular event was the topping of a great central oregon Day.

Sunriver Owners Have Their Homework To Do Sunriver owners are getting ready to vote on the land purchase for the Village at Sunriver.  In the past I have tried to stay somewhat natural and see both sides of this controversial subject.  The mall certainly needs help, retail space stands vacant, and businesses come and go. Tonight I read the Land Sale Issues from the savesunriver.org blog and they bring to the surface some very enlightening issues.  The new plan does require additional land and to achieve SilverStar's plan they need this land.  However, this land belongs to all the owners of Sunriver.  What is a fair price?  And where will any of the funds once paid go?  Do they benefit the entire community? Ballots will be arriving and are due in February – before voting I hope that owners will research exactly what they are agreeing to or disagreeing to.  This is more than the issue of highrise condos, improvement to The Village; it is a matter of loosing land that was intended to be used for the common good of the Sunriver Community. Changes are inevitable, but are you willing to give up something as valuable as the land they are asking for at a price some feel is not fair?  This land in question belongs to you, please do your homework and know what you are giving up and what you will receive from the sale of this land.The ball is in the court of the homeowner's, and although many agree that something needs to be done at what cost?  What are you willing to give up to make the mall a better place? To better prepare yourself to vote the two websiites below may be helpful.The Village at SunriverSave Sunriver
