As a REALTOR® builds their business they do not know where their business will come from.  As time goes and transactions are completed years come and business plans are created a REALTOR® realizes where their business is, where it comes from and how it is most often obtained.After years in Sunriver, I have known for a long time that the larger part of my business is generated from sales outside of the resort.  Year after year I create a business plan by looking at my business over the last year.  This year, I looked at my business from the last 3 years to give myself a bigger picture of where my business came from, what I did to obtain it.The answer was right there – 80% of my sales come from outside the resort – 95% of my listings are in La Pine – so what am I doing in Sunriver?  The search started – looking for an office to call my home in La Pine.  I live in La Pine so this was pretty easy.  I called a few Principal Brokers – and talked with them about what they offered and where they anticipated their business to be in the future.  I made my choice - I am now an agent with John L Scott in La Pine!Moving offices is tougher than I thought – there is a lot to do and a lot to move.  We have painted, built furniture, set up computers, moved files – organized the new space and are almost completely moved in… we certainly are ready to serve all of our clients and focus on the real estate Market in La Pine and all of central oregon.

Comet In Our Skies | Sunriver The Perfect Place To See It! It is not often we have the opportunity to see a comet, over the next couple weeks you will be able to see The Holmes comet. Earlier in the week you would have needed a telescope to see it. Now you can view it without a telescope.According to Lynn Carroll of the Sunriver Nature Center & Observatory it is not often that a comet will glow 1 million times brighter, but The Holmes Comet has done just that.The brightness of this comet is about the same as the stars in The Big Dipper. Because of the brightness, it can be seen even with the full moon we are currently experiencing. The Holmes Comet is orbiting between the path of Mars and Jupiter in the northeastern sky. Currently the comet looks like a big fuzzball according to Bob Grossfeld who is the director of Sunriver Observatory. This comet does not currently have a tail like the ones you may have seen in the past.The brightness this comet has shown was recorded 115 years ago, it is not known if it will grow brighter or dimmer over the next couple nights. The exciting part of this is if the weather holds, you can take a peek at this unusual event at the Sunriver Observatory. Tonight is the last regular night it is open, it will open for a few days around the holidays.If you are near Sunriver and would like to see The Holmes Comet up close and personal tonight is your night to go. The Sunriver Observatory will be open from 8 to 10 pm tonight you can use the telescopes to view Jupiter before it goes out ofsight for the evening as well as see the different constellations and The Holmes Comet.Not near Sunriver but want to see what is happening in space? Three Rivers South Oregon February Market Report Three Rivers South is most likely one  of the most confusing areas to the buyer.  The Three Rivers South area generally speaking is the area from Spring River Road (the road at Sunriver Junction off HWY 97) to La Pine State Recreation Road.  When you search for homes in this area you will find that they have a Bend address and they all share the zip code 97707 – the same zip code that Sunriver uses.  When you search for real estate this can cause confusion.Three Rivers South does include Crosswater Vandevert Ranch and Caldera Springs, these three communities are completely different than the remaining area of Three Rivers South.  To help the buyer know what is available in each area you can download the list of available properties by neighborhood and sometimes in a price range.  All stats and reports are taken from searching the central oregon REALTORS® Association MLS on this date.Three Rivers SouthThere are currently 106 frame built homes listed for sale in Three Rivers South 76 of these homes are under $500,000.76 Homes are priced under $500,000 average a sales price of $321,271, 1725 square feet and are priced on average at $189 a square foot.  Complete List of homes under $500,000 in Three Rivers South.30 Homes are over $500,000 with an average sales price of $834,840 with an average of 2536 square feet, at an average rate of $353 a square foot.  Complete List of homes over $500,000 in Three Rivers South.Three Rivers South has 25 Manufactured homes for sale – the lowest priced is $125,000 the highest is $595,000 with an average of $229,168 - average square footage is 1496 with a price per square foot of $158.  Complete List of manufactured homes in Three Rivers South.Caldera SpringsCaldera Springs is the newest hot spot in central oregon.  Caldera Springs is located just across South Century Rd from Crosswater and complements the natural beauty of the area.  Caldera Springs still has lots available as well as 12 new homes ready for sale, including a few of the "cabins" that make up the resort area of this beautiful resort prices vary from $850,000 to $1,595,000. Currently there are 37 lots for sales many with mountain, golf course or water views.  Caldera Springs has 4 nice man made lakes with a beautiful stream that runs through it connecting the lakes together.  Lots are priced from $275,000 to $509,000.  Complete List of Caldera Springs Properties. CrosswaterCrosswater is known for it's world class golfing, The Big Deschutes, Little Deschutes, Mt. Sunriver Owners Have Their Homework To Do Sunriver owners are getting ready to vote on the land purchase for the Village at Sunriver.  In the past I have tried to stay somewhat natural and see both sides of this controversial subject.  The mall certainly needs help, retail space stands vacant, and businesses come and go. Tonight I read the Land Sale Issues from the savesunriver.org blog and they bring to the surface some very enlightening issues.  The new plan does require additional land and to achieve SilverStar's plan they need this land.  However, this land belongs to all the owners of Sunriver.  What is a fair price?  And where will any of the funds once paid go?  Do they benefit the entire community? Ballots will be arriving and are due in February – before voting I hope that owners will research exactly what they are agreeing to or disagreeing to.  This is more than the issue of highrise condos, improvement to The Village; it is a matter of loosing land that was intended to be used for the common good of the Sunriver Community. Changes are inevitable, but are you willing to give up something as valuable as the land they are asking for at a price some feel is not fair?  This land in question belongs to you, please do your homework and know what you are giving up and what you will receive from the sale of this land.The ball is in the court of the homeowner's, and although many agree that something needs to be done at what cost?  What are you willing to give up to make the mall a better place? To better prepare yourself to vote the two websiites below may be helpful.The Village at SunriverSave Sunriver

Moving To central oregon! Thinking of moving to La Pine – what a great idea!  La Pine is a small city in fact it is one of the most recently formed cities in Oregon.  Located just 30 miles south of Bend, Lapine offers an easy commute to a larger city and a lot of great outdoor activities.  Some people only have the opportunity to do while on vacation, here you can enjoy the outdoors year around.La Pine has 3 schools, one elementary, one middle school and a high school.  Land has been set aside for an additional elementary school to handle the growth of central oregon and the La Pine area.One of the biggest attractions to home buyers looking in the LaPine area is space.  Lapine may be a city, but the actual city is small in comparison to the area referred to as La Pine.  Most of the homes for sale in what is called La Pine are actually outside the city limits and are generally on lots of about an acre.  A few of the great attractions of La Pine are; Newberry National Monument, Mt. Village at Sunriver – The Debate is Getting Warm One of the biggest topics of discussion in Sunriver is the new plans and development for the old Village Mall. Home owners have worries, business owners are concerned and yet there seems to be an underlying excitement.Meetings are being scheduled, zoning is changing, retail space is being condensed and condos are slated for the new project. The number of condos although some say will be 500 is always subject to change, and certainly will not be completed in one full swoop.Change is one of the most difficult things we as humans go through in life. It is what we resist the most, we fear and often times look back and say… change is good.Today a blog that I often read had a comment which appears to be from one of the developers of the new mall called, Village at Sunriver. Although this plan is full of things you have never seen in central oregon, it is still moving forward.Some of the concerns, high-rise style building – there are not high-rises in central oregon. I am not certain on the tallest building in central oregon – my guess is there are not many over 4 stories tall. The new Village at Sunriver admits to at least one 5 story building as part of the plan.Another unknown – underground parking and parking structure, neither are found in central oregon. We know that larger cities have these but not central oregon.I promised my readers to give them some sites to review that showed both sides of the story. Hidden Gem in the RAIN – Gabrielle Nemes a Great Pacific Northwest REALTOR Teri Eckholm tagged me for the newest and maybe the best series of blogs to be published on ActiveRain, Hidden Gems.  Teri's Hidden Gen Was Rebecca Levinson.  Melissa Grant started the challenge on January 26th and bloggers are taking on the challenge to share with you other hidden gems of ActiveRain.I thought this would be an easier task that it was.  I had a couple of people scoped out for my article and found that they had quit blogging while I was away… well that would not work for this project.I did something I use to do often and realized I had not been practicing enough.  I clicked on the new members button off the home page and looked started looking at blogs of people that joined AcitveRain in December.  Cruising through their blogs I found one that really stood out, Gabrielle Nemes.  Gabrielle has received her GRI and is located in Southeast King County in Washington.  I can tell from reading the first of what I am sure will be a long list of posts that Gabrielle loves the Pacific Northwest as much as I do.  She has a helpful side to her, and the evidence is in her post about converting Outlook contacts into Excel or Word.Gabrielle tends to write in a manner that she leaves you with the feeling you have to comment, because she leaves you with a question more often than not.I suspect this REALTOR® will be a great blog to follow and check in with often.Now for the two people I would like to see their gemsMargaret Woda – Maryland real estateCandy Henthorne – Spring Texas

central oregon Issues With Underground Tanks One of the questions on the Seller’s Disclosure is – are there any underground tanks on the property. In La Pine and a lot of outlying areas the answer is generally yes, it is a septic tank. Of course if you do not have sewer available a septic tank is a must. However, in other areas of the state and sometimes in central oregon there are other tanks to be aware of. After completing high school I moved to Portland, Oregon. While I lived there I lived in a home with oil heat, the tank for this source of heat was underground. Now, Portland and areas like it are having problems with these tanks leaking, hence the reason for the question on the Seller’s Disclosure.What does Portland have to do with central oregon you might ask? A lot, we should be learning from the issues they are having to deal with. Many people coming to central oregon are wanting to put their oil tanks underground, we are seeing them put propane tanks underground. What will happen as these tanks corrode as they have in Portland. The real issue for central oregon with this is we all depend on our ground water to survive. When these tanks leak or overflow the fuel goes into the ground.
