Water Front – Lake Front – River Front central oregon Choices With the warmer weather upon us buyers that enjoy the great outdoors of central oregon are asking the age old question… Do you have any homes for sale on a lake?  In the La Pine, Sunriver and Bend area the answer is generally no.  Most of our lakes in central oregon are on public land for all to enjoy.  There are a few areas in Prineville and up towards Madras that do have lake front properties.  On Hwy 58 you can find cabins occasionally for sale that are across the road from Odell Lake – however most of these are on leased Forest Service land.In the La Pine area most of our waterfront properties are found on either The Big Deschutes River or The Little Deschutes River.  Although not a lake, it is beautiful and with so many great lakes to recreate on within a half hour drive most buyers are satisfied with the idea of having a home on the river.For more info on this and other central oregon real estate Information you will find this link helpful.

Home Sales Over $350,000 in La Pine Oregon We all hear the doom and gloom of the market – and most of the time I can help bring this into prespective for the seller in La Pine. This last week I have had 2 conversations with sellers or soon to be sellers regarding homes that have sold over $350,000 in La Pine.There have been 0 – zero – nada – none in the last year… does that mean they should not list their homes? I say no…. you see a year ago I was not marketing La Pine, not that I am a miracle worker…. but I do seem to bring in buyers that others do not. And although I have not closed escrow on one of these homes I do have 3 potential sellers looking for exactly what they have to offer in the way of a home.I am receiving emails and infor inquiries about homes up to $500,000 – I find it interesting that other brokers out there are telling these people not to list or to list at $100,000 lower than they should simply because none of the brokers last year had the buyers for these homes.It only takes one buyer and one showing to sell a home…. you never know when that buyer will be in town or surfing the net…. so should you list? February 2008 central oregon Market Report February 2008 is now over and it is time to review the market movement for this past month.  We will start at the south end of the county with La Pine.  La Pine home sales are coming along we have seen homes sell and receive offers.  For February La Pine Frame Built homes saw 17 homes in pending status and 3 sold.  Manufactured homes saw 7 homes go pending and 2 close escrow.  Land now shows 7 sales, and one sold property.Three Rivers South has seen some increases with 9 frame built homes in pending status and 3 sold properties.  Manufactured homes in Three Rivers South saw 2 go into pending status and none closed escrow.  There are now 8 land listings pending.Caldera Springs had one lot sell and one go pending.Sunriver saw 9 homes go into pending status 3 close escrow and 2 condos go into pending status.With numbers like shown above now is the perfect time to buy in central oregon.  Sellers are more motivated than they have been in a long time.  Spring is here no matter what the groundhog said the snow is melting and the skies are blue the sun is warm.  Plan your trip to central oregon and make your appointment to see the properties that fit your needs.

Lake Front Property in central oregon Can Be Difficult To Find One of the most common request I receive from out of area buyers that is almost impossible to meet is finding lake front property.  Deschutes County and most of central oregon is full of beautiful lakes, streams and rivers, but our lakes generally are on public land.  There are a few exceptions but are they really exceptions?Odell Lake and Crescent lake do have a few homes near them, most of these homes are actually built on land that is what we call Forest Service land and is owned by the good old U.S.A. there is a long term lease of the land, but finding financing for a home where you do not own the land especially right now can be a real challenge. There are a couple lakes that do have privately owned property in our area – the most popular would be Ochoco Reservoir & Prineville Reservoir – the area of these lakes is more open and allows for some great mountain views also, but there is a lack of trees for most of these properties.For a full list of homes on a lake or with lake views click here.

They’re BACK – La Pine Sees Elk Move Back For The Season La Pine has the privilege of being home to a lot of beautiful wildlife.  One of my favorite are elk, don't get me wrong I love to watch all critters central oregon offers, but elk just captivate me.  They are so big, graceful and majestic.La Pine State Park is a likely place to find these beauties most days in the Spring, Summer and Fall.  La Pine State Park features a great camp ground, Big Tree and The Big Deschutes River.This photo was taken on the road leading to the park.  So, locals and visitors alike be careful – Elk do travel both day and night and their eyes do not glow at night to warn you of their presence.  They can do a lot of damage to your vehicle should you happen to hit one.

Great in 08 – Company Outing and AR Meeting Today is St. Patricks Day and it was a lucky day for me.  9 from our office including our owner Scott Pence left Sunriver at 5 a.m. and headed  to Portland for the RE/MAX Great in 08 -how great that was with only being with RE/MAX for a month this was exciting for me.The most exciting part of the day was meeting Herb Hamilton- fellow ActiveRain member, Herb and I have a passion for older homes. Herb is my Portland connection his knowledge of flipping homes especially historic type homes is beyond anyone I know. I am loving RE/MAX and especially RE/MAX Sunset Realty -The 9 of us went to lunch after and talked about all the great tips we heard about – how we were going to implement some of them, how we can improve on what we are already doing.For my buyers and sellers I can tell you this was a great investment in the service I will and do provide to all of you.  As for meeting Herb, it was the highlight of my day.

You May Have Seen central oregon And Not Even Known It! Feel like you have never seen central oregon and wish you had?  You very well may have and not even realized it.  If you watch movies chances are you have seen at least part of the scenery of central oregon.central oregon has been a hot spot for Hollywood since at least 1958.  If you are a Louis L'Amour fan you will know the book Tonka – the movie which I can not find - was filmed in 1958 in the Bend/La Pine area.   In 1974  The Apple Dumpling Gang was filmed on the Big Deschutes in La Pine.  The scene of the wagon heading down the hill and into the river was filmed where you will now find the subdivision of Wild River.  Pringle Falls does not look much like a fall but more like rapids but underneath the rushing water is truly a water fall.  Pringle Falls was also the back drop of a scene or two from Rooster Cogburn in 1974.  During the filming of this now classic our family had the opportunity to host dinner for John Wayne.  He along with others of the cast stayed on our property and to make extra dollars I washed and ironed their shirts.Up the Creek was a funny movie that was filmed in La Pine and Bend, once again the back drop was Pringle Falls – and what is now Wild River Subdivision.The list goes on…..1975 – Search For Sasquatch, 1977 – Hot Lead & Cold Feet. 1980 – St. Helens, 1990 – Grand Tour, 1991 – Incredible Journey, 1992 – Even Cowgirls Get The Blues, White Wolves, 1994 – McKenna (The Series) 1997 – The PostmanFor additional movies in Oregon

section on Craigslist.com. Real estate sales are alive and well on Craigslist with the real estate sales section as the #3 most popular category, more

agents are realizing the power and value in using Craigslist to reach new buyers. What is Craigslist?Started in 1995 by Craig Newmark, Craigslist.com was initially created to help people find affordable housing in San Francisco.

Craigslist is now the most popular online classifieds website in the world, with over 10 million visitors monthly and growing. Craigslist features 300

available cities across 35 countries for posting. Everyday people come looking to buy, sell and lease property. Agents can capitalize on this traffic by

posting free ads and answering ads seeking homes. It truly is a real estate agents dream marketing tool. Getting StartedAgents interested in using Craigslist can get started by visiting the Craigslist.com website and deciding which cities to post in. Research

other ads in your area to identify areas in need of property listings and to find out what your competitors are posting. The real estate section of

Craigslist is divided into sections to direct traffic to specific areas including rooms & shares, apartments/houses for rent, housing swap, office

& commercial, parking & storage, real estate for sale, sublets & temporary and vacation rentals. Posting an ad is free except in New York City,

which just started to charge $10 for rental listings. Once you know where youd like to post, create either single ads for hot properties or a combination

ad listing all your available properties for that area. Creating an AdAds are simple to create and are mostly text and require no design or html experience. Your ad should be descriptive with contact info and

supporting photos. Images of your properties will increase response by over 200%, so be sure to include shots that really help sell the property. Images

can be easily uploaded during the posting process. Posting Your AdPosting an ad is as easy as picking your city, choosing the correct category, selecting post at the top right corner and entering your

listing into the form. You will need to come up with a good title to get peoples attention. Your ad should also feature keyphrases that people might search

when looking for your property region, style, features, etc. Once you enter your text into the form, upload your images. You will need to enter an e-mail

address, but you can choose to keep it anonymous. Then you simply submit, review and wait for the link in your e-mail to publish. Reposting, Multi-Posting and Auto-PostingOnce published, your ad will remain on Craigslist for 7 or 45 days, depending on your selected city. Staying on

the first page is very important but you are only allowed to post the same ad in more than one city very 48 hours. However, to get around this rule, create

multiple ads for the same property, but slightly different text or use a different e-mail for each ad. To succeed you will need to repost at least every 48

hours as new buyers come to the website all the time. To automate the reposting process you can use an underground auto-posting service or purchase a

script. These programs are not sanctioned by Craigslist but are widely used and highly effective. Keep in mind that buyers are turned off by spam, so be

sure to only post your property once a day, per city and category. This ensures you get great placement without coming off as desperate or overly

aggressive. As you can see using Craigslist is a very easy and affordable way to reach new customers. This is only the beginning of what agents can do to promote

properties on Craigslist. As Craigslist becomes even more popular it is the agents who not only use the service, but can effectively navigate and exploit

creative out of the box ideas that will win.
